We pride ourselves in the availability and accessibility of our management team! We are here to ensure your Woodlake experience is as wonderful as possible with friendly team members ready to assist!
At Woodlake, we have an on-site maintenance team ready to assist Monday through Saturday, and on call for emergencies like fire or flooding! Submit a maintenance request through the online portal or get in contact with the office if you have questions about your request.
Our service technicians are able to provide assistance while you're enjoying life in Escondido! You do not need to be present for your maintenance request to be addressed, but if you would prefer to be there, you're more than welcome.
To get assistance as quickly as possible, place a work order through the online portal or contact our team of management professionals.
If you find yourself locked out during business hours stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, you can call our emergency maintenance line, or contact a locksmith if necessary.
AMENITIES
Woodlake offers multiple parking options so your arrival home from an exciting day in Escondido is even easier. Parking options include general, reserved, and EV.
Our apartments in Escondido, offer the amenities that provide you with the activities you love. Spend your Saturday morning reading a new book by the pool. When you need to soothe sore muscles or just unwind, use the spa or sauna! We also provide a dog park, so your furry friends experience the Woodlake lifestyle right alongside their forever friend.
Woodlake is proud to be pet-friendly! We even offer a dog park so you and your furry friend can run off some energy, and then go back to your cozy home for snuggles. There is a $40.00 pet rent per pet per month and a $300.00 deposit. Call our leasing office to discuss breed restrictions, pet rent, or any other questions you may have.

Our Escondido apartments are unfurnished meaning they are a blank canvas for you to create. Fill your space with what matters most.
ADMINISTRATIVE & LEASING
Our applications take up to 48 hours to approve. If you have questions about the status of your application, please give our leasing team a call!
Easily pay your rent through the resident portal! The online portal will accept payment by bank account, debit, or credit card. If you prefer to pay a different way, our leasing team will also accept rent payments in the form of personal checks or certified funds. Contact our team if you have any questions about how to make a rent payment.
Our Renters Insurance requires the policy list all leaseholders, have a minimum of $100,000 personal liability, and list the property as an interested party. If you have any questions about the Renters Insurance policy at Woodlake, please contact our leasing office!
We are equipped for Cox, AT&T, and Spectrum.
If your situation changes, we offer buy-out options with a lease termination fee! When you need our assistance, please call our leasing team to discuss your options for leasing changes.
At these Escondido apartments, our staff will set up your utilities, but you will be responsible for setting up your electricity service with SDG&E, using the online service at www.sdge.com.
At Woodlake, residents are responsible for paying all utilities. You are able to pay your monthly utility bill through our online portal for added convenience!

When reviewing an application to rent at Woodlake, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.
Applicants must have verifiable income equal or greater to 2.5 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 5 times (gross market rent).
Past rental qualification is at least 1 of year or 12 months of verifiable 3rd party or mortgage payment history.
Our property uses NOVA to verify income. If no records are found using this software, you may be asked to provide another verification method, such as banking information or past paystubs to validate income.
Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.

Our team suggests making a previously arranged appointment to prevent any wait time and to make sure all your questions about these apartments in Escondido get addressed. However, we do also accept walk-ins.
Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.
Our community is located in the heart of Escondido, and due to the urban environment noise levels are expected to be moderate.
We want our residents to make their space just like home. We ask upon move out that the unit is returned to exactly as it was upon move-in to prevent any fees.
At our apartments in Escondido, residents will be responsible for paying monthly fees like utilities and pet rent.
We don't allow subletting of any Woodlake apartments. Subletting is severely prohibited.
We want Woodlake to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm to 8 am. All of our community spaces are ready for your use without any charges!
